Villa Esperanza located in Calpe and sleeps 6 people in 3 bedrooms.
The villa has been completely renovated to an exceptionally high standard with air conditioning, high speed fibre wifi, music systems and internet TV. The large outdoor space offers off-road parking a private swimming pool, king-size day bed, a dedicated games annex containing table football, a pool/table tennis table and dart board.
The grounds are entered via electric gates and there is parking for two cars. The villa is laid out over two floors. The ground floor comprises a furnished hallway leading to the modern kitchen with many appliances and features including filtered water, dishwasher, american fridge freezer & feature lighting.
A separate utility room is accessed off the hallway and includes a washing machine and ironing facilities. A wide range of jigsaws and board games etc. for all ages are also stored here.
Leading off from the kitchen is the covered terrace which is fully furnished for al-fresco dining and BBQs. This shaded area also affords comfortable seating for 2.
Off the hallway is the TV/dining room, it is modern and well furnished. It boasts air conditioning, fireplace with wood burning stove, internet TV, and comfortable seating. There are books to read, a music system and games consoles along with PlayStation games, English DVDs and lots of CDs. This leads out, via patio doors, onto one of the furnished terraces containing an outdoor dining table with parasol to seat 4 and a 2-seater comfortable outdoor sofa.
Also on the ground level are the three bedrooms, two with twin beds that can be locked together to form king-size beds and a double master bedroom. Each bedroom has built in wardrobes, feature lighting, air conditioning and an en-suite shower bathroom. The master bedroom leads out onto a patio with a few steps down to the pool area. There is also a cloakroom containing a toilet and a wash hand basin at ground level.
In the center of this lovely home is the feature staircase leading up to the mezzanine which is furnished as a lounge area with a large corner, leather sofa. There are picture windows on this floor which afford stunning views of the beautiful Calpe Rock (Peñon de Ifach) which rises 322 meters above the Mediterranean sea. The lounge is air conditioned and has patio doors leading onto a furnished terrace with stunning panoramic views and a corner sofa to seat 6 with a low level table – ideal for stargazing at night.
The villa has full air conditioning, mosquito blinds at the bedroom windows and the cloakroom window, specialist lighting throughout and an internal music system.
The 8m x 4m pool is flood lit with pool lighting and is stunning at night time.
There is a large pool terrace and outdoor shower with 6 sun beds for, side tables and sunshades to make your time by the pool comfortable and relaxing. You can also enjoy the warm Mediterranean evenings beside the private pool with a glass of wine, or go for a late night dip in the pool.
The garden boasts a king-size daybed with overhead shade and also a dedicated, covered outside games annex. Here you can have fun playing table football or darts and test your skills on the multi-use pool table that converts easily into a table tennis table. There are fabric ‘toldos’ to 3 sides of the games annex which roll up and down to provide you with sun, shade or shelter as required.
This lovely villa is located in a quiet residential area of Calpe and you will find 3 local bars/restaurants within 5 minutes walk.
Calpe offers 13 km of coastline with 14 beaches and coves. The closest sandy beach is just an 8 minute drive away where you can enjoy a variety of sports and aquatic activities or simply stroll along the 1 km promenade that is lined with bars, restaurants and shops. If you're not a fan of sand, then Bassetes marina is 9 minutes away by car where the small harbour and rocky cove provides opportunities for fishing, swimming, diving, sailing, windsurfing and paddle boarding as well as eating and drinking. Here you can also gain mid-way access onto the beautiful cliff footpath that stretches for 5 km with a number of bars/restaurants along it's length.
4km away, at the base of the Peñon de Ifach, you'll find the Port where you can watch the fishing boats coming home at the end of the day, experience the fish auctions and sample freshly caught seafood in the bustling restaurants, take a boat trip or just relax on it's sandy beach.
A variety of supermarkets can be found in 5 minutes by car and a drive into Calpe town centre will take you less than 10 minutes, (3.5 kms) where you'll find all amenities and services including: banks, restaurants, shops, bars, beaches and the picturesque old town.

Wonderful Stay
I spent nearly 3 weeks here, and loved every second. The villa is newly renovated, and the owners clearly put a lot of love and time into making this a comfortable but modern place. The layout is great, light and spacious. Beds incredibly comfy, kitchen is great (2 ovens!!!). And the view from the top living room and balconies are postcard perfect. It was a great place to catch up with some friends from England, close enough to the beach (5 mins drive or so) the city centre, and the old town is about 10 minutes away which has some pretty spectacular restaurants. Heaps to explore - I would recommend getting a rental car so you can get around easier. I can see friends, couples, and families of all ages feeling extremely happy here. Thank you for a great stay and holiday on my world tour!
My relaxing stay in Calpe
Only about an hour from the airport by bus, the villa is located in the small beach town of Calpe. The villa it’s self is very spacious and modern. The bedrooms are large and en-suite and the living areas are very spacious and the balconies are perfect for relaxing on and enjoying the sun! The garden has a pleasant design, in keeping with the local style, and is spacious enough for hosting guests. The villa also has an excellent view of Calpe Rock and the sea. The facilities were in working order when i stayed, including the pool, TV, music system, pool and football table, bathroom and kitchen facilities. The town of Calpe is only a short bike ride away and there’s plenty to enjoy there in terms of restaurants, nightlife and beaches.
Beautiful villa - fantastic holiday accommodation
We were extremely happy with our stay in Villa Esperanza. It's in a quiet location within easy reach of everything Calpe has to offer. It's a very stylish and spacious modern villa, with great facilities. Everything looked new. The beds were very comfortable and the en-suites smart and well-appointed. Our teenage kids were impressed - which takes a bit of doing... We loved the amazing views from the mezzanine area - in the photos they look like paintings, but that's the real thing! I loved all the balconies, where you could curl up on the sofa with a good book in the sunshine, or sit out under the stars with a drink at night. The swimming pool is also fantastic. We couldn't really find fault with anything and will definitely be returning. We found good bars and restaurants within easy walking distance, but also used the hire car for a short journey to the beach and loads more restaurants, particularly in the old town.
And Relax!
This is a wonderful place to chill out and recharge the batteries. We've been visiting the villa for a number of years and the recent refurbishments are amazing! Lots of thought has gone into making this the perfect place to stay for families or groups of friends. Well designed and comfortable bedrooms and a kitchen that is well equipped if you do fancy doing some cooking (or just want plenty of room for chilling the beers and wine). Calpe is a short drive away (or even a long walk if you're up for it) but there are also some great places to eat heading away from the crowds too. Alternatively, if you just want to lay by the pool, BBQ and spend the evening gazing at the shooting stars from the sofas on the rooftop - give it a go. We'll be back.
We stayed at villa Esperanza last week June 1st week July. We had a fantastic holiday and the villa was everything we hope for and more. The location was v good, two lovely restaurants within walking distance. We hired 2 bikes and cycled into Calpe daily for a swim, etc. it was a bit of a walk but taxis are reasonable and we also had a car. The villa was immaculate and really ticked all the boxes. Comfortable beds, plenty of space, kids loved the pool table, table tennis and darts. The pool was lovely and plenty of sun beds and parasols. The outside had lovely terraces to eat and enjoy the views. Plenty of books to read and games to play. The owner of the villa gave us all the directions and information that we required. Would definitely recommend a holiday at this beautiful villa and would go back next year if we can. Great memories to treasure.

Has a great stay, don’t feel the photos did the Villa justice. Great games area, beautiful view from the terrace. Great pool. There wasn’t anywhere within easy walking distance so we did need to get taxis. Overall fantastic stay.

The villa has been done to a very high standard for renters . I would give it more than 5 stars if I could . It had everything you could possibly need and more . In a fantastic , peaceful location . The view of Calpe Rock is awesome . Large airy rooms with individual controlled air con was fabulous . Large spacious rooms with great showers and light . Everything has been though of . Large pool , patio , and yet private little areas to sit also . Al fresco area large and brilliant use of space with a fan to cool you down if needed .
Supermarket a short drive away was great and some bars & restaurants within walking distance were amazing .
The beach was beautiful and just a short drive away but with other beaches around if you so wished . Calpe Town so worth a visit .
The play room brought hours of fun to the men !! Whilst the women enjoyed the vast sunny patio by the pool .
Great holiday that would be hard to beat for having everything close by or to just chill for a week by the pool or on the balconies . An easy journey from the airport was a bonus .
Property is private and beautiful. Facilities brilliant. Everything for the whole family Available and we barely left the villa for a week. The pool is actually bigger than it looks on the site. So much space for everyone and kitchen very well stocked for cooking and serving. Lovely soft room towels and large lovely pool towels. Also laundry facilities, games room, All rooms en suite. Just perfect.
The villa was absolutely excellent, the aircon in every room was very welcome due to the high temperatures. Each bedroom having its own en-suite facilities was luxurious. The interior of the villa was well-designed, spacious, beautifully decorated and clean to a extremely high standard. The views from the mezzanine and balcony upstairs were amazing. The pool, patio area and gardens were exceptional. A great addition to the villa was the games room which provided much entertainment. The bars in the local vicinity were very welcoming and friendly. We will definitely be booking this villa again.

The rental agreement is between the owner and you, we act as the booking agent for the owner. All monies are forwarded to the owner. Therefore, Solivillas commission is never refundable as this is an agreement between Solivillas ltd and the owner.
All information is given in good faith, based on information provided by the owner, and in the absence of negligence, no warranties are made regarding information provided either written or oral. In the absence of any negligence on the part of Solivillas Ltd, Solivillas Ltd accepts no liability for any loss, damage, injury or accident which you or any of your party may incur or experience.
To reserve the property you should complete this online booking form, together with payment of the initial non-refundable deposit. All payments are to be made in Sterling . A booking fee will be charged on all reservations. The reservation will be confirmed following receipt of this booking form and deposit. The balance of the rent is payable by you not less than eight weeks prior to the start of the rental period. Reservations made within eight weeks of the start of the rental period require full payment at the time of booking. If payment is not received by the due date we reserve the right to cancel the reservation.The following cancellation charges apply. If you cancel your booking up to 8 weeks before your arrival date you will lose your deposit. If you cancel your booking 8 weeks or less before your arrival date you will lose all monies that have been paid. If Solivillas cancel your booking because of unpaid balances then the same charges will apply.

If you pay via Paypal or card- these companies charge their own fees which are approximately 3% of any money paid. Solivillas cannot refund these fees.
If you vacate the Property before the end of your rental period you must let us know before vacating. In case of vacating the Property before the completion of the rental period, we will not provide any refund for the remaining duration of the rental period for any reason, whatsoever.
We reserve the right to charge an additional nights rental if you have not vacated the property by the agreed time. We shall not be obliged to offer the accommodation before the time stated and you shall not be entitled to remain in occupation after the time stated,
Entry to your property will be 4:00pm on the arival date stated above, and you must vacate your property by 10:00am on the departure date stated above, Depending on the previous and next booking it is sometimes possible to enter a bit earlier or stay a bit later, you can contact us closer to your arrival date to see if this option is available.
1, Number of people staying in the property
It is not allowed to exceed the arranged number of persons without the permission of Solivillas. In cases of agreement with the owner regarding accommodating additional person(s), the rental price shall change. Please do not give access to the property to any other people that are unknown to you. Always ask them to contact the Solivillas team first. PETS are not permitted in the rental property unless Solivillas has given consent.
The owner only accepts bookings from families and couples unless agreed in advance.
2, Assignment or Sublease
Tenant(s) shall not assign or sublease the Property or permit the use of any portion of the Property by other persons who are not family members or guests of the Tenant(s), subject to the number of permitted occupants under this Contract.
3, Fully included in the rent
At most properties electricity & water for normal consumption shall be included in the rent up to a maximum consumption of £50 each week. However, if there is consumption higher than this, the Tenant(s) will be additionally charged as per consumption. When electricity and water consumption is not included in the rent you will be advised at the time of making the booking.
One set of bed linen per bed and one hand towel and shower towel will be supplied for each person staying at the property. Private cleaners are available to provide a change of bed linen and towels – this service is not offered by the owners or Solivillas so you will pay the cleaner directly.
Beach towels can be requested - extra fee applies
4, Services
The owner does not provide any service to the Tenant(s). If Tenant(s) require any service, Tenant(s) will have to opt for the same from other suppliers or contractors at their own risk.
5, Insurance
Tenant(s) are expected to ensure that each member intending to stay at the Property is covered by comprehensive travel insurance (including cancellation, flight delays, loss and damage to baggage and other property) and health insurance (including evacuation and repatriation coverage).
6, Force majeure
The owner will not be liable for any circumstances, which are unusual and/or unforeseeable, or which are beyond our reasonable control. The consequences of which could not have been avoided even if all due care had been exercised, including (but not limited to) war or threat of war, riot, civil strife, hostilities, political unrest, government action, industrial dispute, natural or other disasters, nuclear incidents, terrorist activity, weather conditions, hurricanes, closure of airports, fire, flood, or drought, vehicle failure or transport problems including but not limited to car, coach, trains & aircraft.
7, Access
Whilst we respect your privacy, the owner and Solivillas has the right to enter Property at any time during your stay, if for any reason it is felt one or more of the conditions set out in this Contract have been breached. We may occasionally need to enter the Property to carry out repairs or works.
If the owner or Solivillas has reasonable belief that there is imminent danger to any person or property, they may enter the Property without notice.
8, General Rules and Responsibilities
Ignoring these rules gives the right to the owner and Solivillas to terminate the duration of your stay.
If Tenant(s) should fail to comply with the conditions & obligations of this Contract, Tenant(s) shall surrender the Property, remove all Tenant(s) property & belongings and leave the Property in good order & free of damage. No refund of any portion of Total Rental Fee shall be made and if any legal action is necessary, the prevailing party shall be entitled to reimbursement from the other party for all costs incurred.
8.1, Noise Remaining on good terms with the neighbours and restraining from excessive noise will be solely your responsibility. You should expect no co-operation from us if this causes problems with the neighbours and the intervention of the police authorities. No private parties will be held in this property.
Many areas within Spain are being developed. This may mean there will be noise from building work in the area. We cannot predict when building work is likely to happen and cannot be held responsible for building work which is taking place in the area. There is bound to be some traffic noise if your property is located close to a road and the sound of aircraft if your property is in close proximity to an airport.
8.2, Door locks When you leave the property, all provided locks of the entrance door must be locked.
8.3, Locking yourself out, if you lock yourself out of your property then there will be a charge of £20.00 between 9:00am and 9:00pm or £40.00 between 9:01pm and 8:59am, if the locksmith is required because you left the keys on the inside of the door then his fee will be additional to the above charges,
8.4, Prohibited to smoke inside the property It is prohibited to smoke anywhere inside the property because the smell cannot be washed out easily during cleaning time & it can be very disturbing for the next occupants of the property. If damage occurs due to cigarettes to beds or covers, you will be held responsible for damages.
9, Furniture and Valuable Items.
9.1, Furniture& Valuable Items The Tenant(s) are not allowed to move any furniture or decorations or any valuable items from the property. In case of any damage to furniture, items or anything else of value in the property, the estimated replacement cost will be charged to Tenant(s).
Tenant(s) are not allowed to hang photos, posters or any other objects on the walls of the property.
9.2, Toilets and drains
Never flush sanitary pads, tampax, cotton swabs or any other trash down the toilet. Do not throw any food down the drain because there is no waste disposal system. In the event of a blockage, a plumber fee will be added to your rent.
9.3, Damage to Property
If Tenant(s) break or damage anything, they should inform the owner immediately and may be asked to pay for the cost of repair or replacement. The Tenant(s) are liable for all damages and impairments to the rented property or goods, if they exceed typical wear and tear of normal usage. This regulation also applies for all other persons who are staying in the same rental property.
10, Check-out, accommodation assessment
Upon check-out, an assessment for damage and the general outfit of the Property will be made. If damages, undocumented during your entry are discovered, this might result in a deduction of a portion or the whole sum of your security deposit. You are also expected to leave the accommodation in good condition.
10.1, Returning Keys
At check-in, you received the keys of the entrance door. At check-out, you will return the keys. Inability to do so will cause to act as described in procedure "Lost keys".
10.2, Lost keys
It is very important to treat with care the keys given by the owner. In case of loss, you will be expected to pay for the replacement of the lock(s) & key(s). It is very important not to keep the keys & the address of the house together, as it can be an additional security risk..
10.3, Security deposit
If an additional security deposit is required it will be returned within 14 days of departure as long as you email us your bank details and if the property is left in a tidy state and all rubbish has been removed, keys have been returned, wrist bands have been returned, household items and garden items are not damaged, furniture and garden furniture is returned to its original place, linen is not damaged (be careful with henna tattoos, hair dyes etc; if the linen and towels get stained then the owner will need to replace the linen as these substance will not wash out.) and the property has not been damaged by wilful or negligent behaviour. You agree to protect external furniture/equipment against adverse weather conditions. This includes ensuring parasols are closed in windy conditions. The cost of any repairs/replacements to equipment as a result of negligence will be deducted from your security deposit. In the case of properties that have a private pool, you agree to shower before swimming if wearing sun cream.
If rubbish is not removed there will be a standard charge of £40. If keys or garage control or wrist bands are not returned the security will not be refunded, if the BBq is not cleaned there is a standard charge of £40. We will require your bank account number in order to make the refund and this should be emailed to liz@solimarvillas.com. We will not be responsible for any bank charges incurred – you will be responsible for these charges.
11, Tenant(s) Responsibility
The owner agrees to rent the Property to the Tenant(s) on trust. It is the Tenant(s) responsibility to use the Property for the purpose agreed upon under this Contract and to protect the Property at all times from any kind of liability.
11, 1, Tenant(s) Responsibility on arrival
The tenant(s) must check the property on arrival and inform us immediately of any cleaning or maintenance problems so that they can be rectified. We will deal with issues during your stay and will not consider any requests for a refund once you have vacated the property.
12. Breakdown of services
The owner cannot be held responsible for irregularities & failures regarding water & electricity supplies. The same applies to work or different occurrences of private or public matters such as failure of plumbing, mechanical equipment like pumps, boilers, air conditioning, wifi etc. for which we cannot be held responsible. If there is a failure it will be reported immediately and attended to by a qualified technician as soon as possible. The time scale for repairs cannot be guaranteed as this is dependent on the company who is contracted to repair the issue.
13, Legislation
This Contract shall be governed by the provisions of the Urban Tenancy Act and the Civil Code. The parties with renunciation to their own jurisdiction, if any, shall voluntarily submit to the Courts of Denia.

Si el pago no es recibido en la fecha de vencimiento nos reservamos el derecho a darle aviso vía email o por escrito indicándole que la reserva se ha cancelado. Serán aplicados los siguientes cargos de cancelación. Hasta 8 semanas= pérdida del depósito, 8 semanas o menos= no se hace ningún reembolso.
NOTA ESPECIAL SOBRE EL VIRUS DE LA CORONA (SOLO SE APLICA A LAS RESERVAS HECHAS A PARTIR DEL 1 DE ENERO DE 2021, PARA LAS RESERVAS HECHAS ANTES DE ESTA FECHA, ESTA CLÁUSULA DEL VIRUS DE LA CORONA NO APLICA) - si los viajes están prohibidos porque el gobierno ha puesto el país en un bloqueo, entonces puede tener un reembolso completo sujeto a una tarifa administrativa del 5%. Alternativamente, puede cambiar sus fechas a una fecha futura sujeta a disponibilidad. Esto solo es válido si el saldo se pagó cuando vencía.
Si paga a través de Paypal o tarjeta, estas empresas cobran sus propias tarifas, que son aproximadamente el 3% del dinero pagado. Solivillas no puede reembolsar estas tarifas.
Si abandona la Propiedad antes del periodo de alquiler deberá hacérnoslo saber antes de marcharse. En caso de dejar la Propiedad antes de completar el periodo de alquiler, no proporcionaremos ninguna devolución por el periodo restante de alquilar bajo ninguna circunstancia.
Nos reservamos el derecho de cargar pagos por noches adicionales de alquiler si usted no ha abandonado la propiedad en el tiempo estipulado. No estamos obligados a ofrecer alojamiento antes del tiempo establecido, y usted no debe permanecer en la Propiedad tras el periodo de alquiler.
1.-Número de personas viviendo en la propiedad
No se permite exceder el número de personas acordado sin permiso del propietario. En caso de que el propietario acceda a acomodar a más persona(s), el precio de alquiler cambiará. Por favor no deje pasar a la propiedad a cualquier persona que desconozca. Pídales siempre que contacten con el propietario en primer lugar. No se permiten MASCOTAS en la propiedad de alquiler a menos que el propietario de su consentimiento.

2.-Traspaso o Subarriendo
Los inquilino(s) no deben traspasar o subarrendar la Propiedad o permitir el uso de cualquier parte de la misma a otras personas que no sean familiares o invitados de los inquilino(s), refiérase al número de ocupantes permitidos bajo este Contrato.
3.- Totalmente incluido en el alquiler:
En la mayoría de las propiedades se incluirán en el alquiler los gastos de electricidad y agua habituales con un máximo de aproximadamente £50 por semana. Aun así, si el consumo es superior a esto, al Inquilino(s) se le cargarán los gastos adicionales consumidos. Cuando el consumo de electricidad y agua no está incluido en el alquiler se le informará en el momento de realizar la reserva.
Un conjunto de ropa de cama y una toalla de mano y toalla de ducha se proporcionará para cada persona que se aloje en la propiedad. Limpiadores privados están disponibles para proporcionar un cambio de sábanas y toallas; este servicio no es ofrecido por los propietarios o Solivillas, por lo que deberá pagar el servicio de limpieza directamente.

4.- Servicios:
El propietario no proporciona ningún servicio a los Inquilino(s). Si los Inquilino(s) necesitan algún tipo de servicio, ellos mismos tendrán que ponerse en contacto con proveedores o contratistas bajo su propia responsabilidad.
5. Seguro
Los Inquilino(s) deben probar que cada miembro que se vaya a hospedar en la Propiedad esté cubierto por un seguro de viaje completo (incluyendo cancelación, retraso de vuelos, pérdida o daños de equipaje y otras propiedades) y un seguro sanitario (incluyendo cobertura de evacuación y repatriación).
6. Fuerza mayor
El propietario no se responsabiliza bajo ningún tipo de circunstancia que sea inusual y/o imprevista, o que esté fuera de nuestro control. Las consecuencias que no pueden evitarse a pesar de haberse hecho todo con extrema precaución, incluyendo (pero no limitándose) a guerra o amenaza de guerra, disturbios, conflictos civiles, hostilidades, agitación política, acciones de gobierno, disputa industrial, desastres naturales o de otra índole, incidentes nucleares, actividad terrorista, condiciones climáticas, huracanes, cierre de aeropuertos, fuego, inundaciones o sequías, fallo de vehículos o problemas de transporte incluyendo (pero no limitándose a) coches, autobús, trenes y aeronaves.
7. Acceso
Aunque respetamos su privacidad, el propietario tiene derecho a entrar a la Propiedad en cualquier momento de su estancia si por cualquier motivo se piensa que una o más de las condiciones recogidas en este Contrato han sido violadas. Puede que ocasionalmente necesitemos entrar a la Propiedad para llevar a cabo reparaciones o trabajos de cualquier tipo.
Si el propietario cree que podría darse lugar al peligro inminente de cualquier persona o de la propiedad, puede que entre a la Propiedad sin ningún tipo de aviso.
8. Normas Generales y Responsabilidades
Ignorar estas normas dará derecho al propietario de finalizar la duración de su estancia.
Si los Inquilino(s) no siguen las condiciones y obligaciones de este Contrato, los mismos deberán ceder la Propiedad, llevarse todas las pertenencias de los Inquilino(s) y abandonar la Propiedad de forma pacífica y libre de daños. No se devolverá nada del Pago Total del Alquiler y, si fuera necesaria alguna acción legal, se deberá reembolsar a la parte ganadora todos los costes pertinentes.
8.1. RuidoEs su responsabilidad única respetar a los vecinos y no realizar ruido excesivo. No espera ninguna colaboración de nuestra parte si esto causa cualquier problema a los vecinos y se da una intervención de las autoridades policiales. No se llevarán a cabo fiestas privadas en esta propiedad.
Muchas áreas en España están en construcción. Esto puede conllevar a ruidos de los trabajos de construcción en el área. No podemos predecir cuándo se realizarán este tipo de trabajos y no nos hacemos responsables de los trabajos de
construcción que se lleven a cabo en el área. Es lógico que haya algo de ruido de tráfico si su propiedad está cerca de una carretera o bien de aviones si la misma es cercana a un aeropuerto.
8.2. Cerraduras Cuando deje la propiedad, todas las puertas de entrada han de estar cerradas.
8.3 Si se bloquea a sí mismo fuera de su propiedad, entonces habrá un cargo de £ 20.00 entre 9:00 am y 9:00 pm o £ 40.00 entre las 9:01 pm y 8:59 am, si el cerrajero es necesario porque usted dejó el Llaves en el interior de la puerta entonces su honorario será adicional a los cargos antedichos,
8.4. Prohibido fumar dentro de la propiedadEstá prohibido fumar en cualquier lugar dentro de la propiedad, ya que el olor no se va de forma fácil durante el periodo de limpieza y puede incomodar a los siguientes inquilinos de la propiedad. Si se produce algún daño en camas o sábanas debido a cigarrillos, usted será responsable de dichos daños.
9. Muebles y Objetos de Valor.
9.1. Muebles y Objetos de Valor No se permite a los Inquilino(s) mover cualquier mueble, artículos de decoración o de valor en la propiedad. En caso de daños a muebles y objetos de valor de la propiedad, el coste estimado para reemplazarlos se cargará a los Inquilino(s).
No se permite a los Inquilino(s) colgar fotos, posters o cualquier otro objeto en las paredes de la propiedad.
9.2. Lavabos y Desagües
No tire compresas, tampax, algodones o cualquier otro tipo de basura por el retrete. No tire cualquier tipo de comida por el desagüe puesto que no hay sistema de eliminación de residuos. En caso de atasco, los servicios del fontanero serán añadidos al alquiler.
9.3. Daños a la Propiedad
Si los Inquilino(s) rompen o dañan cualquier cosa, deben informar de inmediato al propietario y puede que se les pida que paguen por el coste de reparación o reemplazo. Los Inquilino(s) serán responsables de todos los daños y deficiencias de la propiedad alquilada si se excede el desgaste del funcionamiento normal. Esto también se aplica a todas las personas que se queden en la misma propiedad en alquiler.
10. Salida, evaluación de la propiedad
Tras la salida de los inquilinos, se evaluará el estado general de la Propiedad y sus daños. De haber daños que no se hayan documentado a su entrada, esto puede dar lugar a una reducción de parte de la suma de su depósito. Se espera que usted abandone la propiedad en buenas condiciones.
10.1. Devolución de Llaves
A la entrada, usted recibió llaves de la puerta de entrada. A la salida usted tendrá que devolver las llaves. Si no hace esto, se tendrá que actuar tal y como se describe en el procedimiento “Llaves perdidas”.
10.2. Llaves perdidas
Es muy importante tratar con cuidad las llaves que le da el propietario. En caso de pérdida, usted tendrá que pagar por la sustitución de las cerradura(s) y llave(s). Es muy importante no tener las llaves y la dirección de la propiedad en el mismo lugar, ya que puede suponer un riesgo de seguridad.
10.3. Depósito de seguridad
En caso de que se necesite un depósito de seguridad adicional, este será devuelto antes de 14 días tras su salida siempre que nos mande un email con sus detalles de cuenta bancaria y si la propiedad se deja en un buen estado de limpieza y sin basura, las llaves han sido devueltas, se han devuelto las pulseras, los electrodomésticos y los elementos del jardín no han sido dañados, el mobiliario tanto interior como exterior está en su lugar original, la ropa del hogar no ha sido dañada (sea cuidadoso con los tatuajes de henna, tintes de pelo, etc.; si la ropa de hogar y toallas se manchan y el propietario necesita reponerlas puesto que no puede quitar las manchas.) y la propiedad no ha sido dañada debido a un comportamiento negligente. Usted se compromete a proteger el mobiliario exterior frente a condiciones climatológicas adversas. Esto incluye asegurarse que las sombrillas estén cerradas cuando haga viento. El coste de cualquier reparación/reemplazo de cualquier equipación debido a alguna negligencia será restado de su depósito de seguridad. En caso de propiedades con piscina privada, usted se compromete a ducharse antes de nadar en la misma si lleva encima protección solar.
Si no se saca la basura, habrá un cargo adicional de £40. Si no se devuelven las llaves del garaje o las pulseras, el depósito de seguridad tampoco se devolverá, si la barbacoa no se limpia habrá un cargo adicional de £40. Le pediremos el número de su cuenta bancaria para realizar la devolución, el mismo deberá enviarse por email a liz@solivillas.com. No nos hacemos responsables de cualquier cargo a su cuenta causado por esto – usted será responsable de estos cargos.
11.-Responsabilidad de los Inquilino(s)
El propietario está de acuerdo en alquilar la Propiedad a los Inquilino(s) en fideicomiso. Es responsabilidad de los Inquilino(s) dar un uso a la Propiedad con los propósitos acordados bajo este Contrato y proteger en todo momento la Propiedad de cualquier tipo de peligro.
11, 1, Inquilino (s) Responsabilidad a la llegada
El inquilino (s) debe verificar la propiedad a su llegada e informarnos de inmediato o dentro de 1 hora de la llegada de cualquier problema de limpieza o mantenimiento para que puedan ser rectificados.Nos ocuparemos de los problemas durante su estadía y no consideraremos ninguna solicitud de reembolso una vez que haya desocupado la propiedad.
12. Desglose de servicios
El propietario no se hace responsable de las irregularidades y fallas relacionadas con el suministro de agua y electricidad. Lo mismo se aplica al trabajo oa las diferentes ocurrencias de asuntos privados o públicos tales como fallas en la fontanería, equipos mecánicos como bombas, calderas, aire acondicionado, wifi, etc. de los cuales no nos hacemos responsables. Si hay una falla, se informará de inmediato y será atendida por un técnico calificado tan pronto como sea posible. La escala de tiempo para las reparaciones no puede garantizarse, ya que depende de la compañía contratada para reparar el problema.
13. Legislación
Este Contrato estará sujeto a lo previsto en el Código Civil. Las partes renunciarán a su propia jurisdicción, si alguna fuera aplicable, y se someterán a los Juzgados y Tribunales de Denia. The property is offered for holiday rental, subject to confirmation from Solivillas Ltd on behalf of the owner to you. The rental agreement is between the owner and you, we act as the booking agent for the owner. All monies are forwarded to the owner. Therefore, Solivillas commission is never refundable as this is an agreement between Solivillas ltd and the owner.
All information is given in good faith, based on information provided by the owner, and in the absence of negligence, no warranties are made regarding information provided either written or oral. In the absence of any negligence on the part of Solivillas Ltd, Solivillas Ltd accepts no liability for any loss, damage, injury or accident which you or any of your party may incur or experience.
To reserve the property you should complete this online booking form, together with payment of the initial non-refundable deposit. All payments are to be made in Sterling . A booking fee will be charged on all reservations. The reservation will be confirmed following receipt of this booking form and deposit. The balance of the rent is payable by you not less than eight weeks prior to the start of the rental period. Reservations made within eight weeks of the start of the rental period require full payment at the time of booking. If payment is not received by the due date we reserve the right to cancel the reservation.The following cancellation charges apply. If you cancel your booking up to 8 weeks before your arrival date you will lose your deposit. If you cancel your booking 8 weeks or less before your arrival date you will lose all monies that have been paid. If Solivillas cancel your booking because of unpaid balances then the same charges will apply.
SPECIAL NOTE REGARDING CORONA VIRUS ( ONLY APPLIES TO BOOKINGS MADE FROM JANUARY 1ST 2021, FOR BOOKINGS MADE PRIOR TO THIS DATE THIS CORONA VIRUS CLAUSE DOES NOT APPLY) - if travel is banned because the government has put the country into a lockdown then you can have a full refund subject to a 5% administration fee. Alternatively you can change your dates to a future date subject to availability. This is only valid if the balance was paid when it was due.
If you pay via Paypal or card- these companies charge their own fees which are approximately 3% of any money paid. Solivillas cannot refund these fees.
If you vacate the Property before the end of your rental period you must let us know before vacating. In case of vacating the Property before the completion of the rental period, we will not provide any refund for the remaining duration of the rental period for any reason, whatsoever.
We reserve the right to charge an additional nights rental if you have not vacated the property by the agreed time. We shall not be obliged to offer the accommodation before the time stated and you shall not be entitled to remain in occupation after the time stated,
Entry to your property will be 4:00pm on the arival date stated above, and you must vacate your property by 10:00am on the departure date stated above, Depending on the previous and next booking it is sometimes possible to enter a bit earlier or stay a bit later, you can contact us closer to your arrival date to see if this option is available.
1, Number of people staying in the property
It is not allowed to exceed the arranged number of persons without the permission of Solivillas. In cases of agreement with the owner regarding accommodating additional person(s), the rental price shall change. Please do not give access to the property to any other people that are unknown to you. Always ask them to contact the Solivillas team first. PETS are not permitted in the rental property unless Solivillas has given consent.
The owner only accepts bookings from families and couples unless agreed in advance.
2, Assignment or Sublease
Tenant(s) shall not assign or sublease the Property or permit the use of any portion of the Property by other persons who are not family members or guests of the Tenant(s), subject to the number of permitted occupants under this Contract.
3, Fully included in the rent
At most properties electricity & water for normal consumption shall be included in the rent up to a maximum consumption of £50 each week. However, if there is consumption higher than this, the Tenant(s) will be additionally charged as per consumption. When electricity and water consumption is not included in the rent you will be advised at the time of making the booking.
One set of bed linen per bed and one hand towel and shower towel will be supplied for each person staying at the property. Private cleaners are available to provide a change of bed linen and towels – this service is not offered by the owners or Solivillas so you will pay the cleaner directly.
Beach towels can be requested - extra fee applies
4, Services
The owner does not provide any service to the Tenant(s). If Tenant(s) require any service, Tenant(s) will have to opt for the same from other suppliers or contractors at their own risk.
5, Insurance
Tenant(s) are expected to ensure that each member intending to stay at the Property is covered by comprehensive travel insurance (including cancellation, flight delays, loss and damage to baggage and other property) and health insurance (including evacuation and repatriation coverage).
6, Force majeure
The owner will not be liable for any circumstances, which are unusual and/or unforeseeable, or which are beyond our reasonable control. The consequences of which could not have been avoided even if all due care had been exercised, including (but not limited to) war or threat of war, riot, civil strife, hostilities, political unrest, government action, industrial dispute, natural or other disasters, nuclear incidents, terrorist activity, weather conditions, hurricanes, closure of airports, fire, flood, or drought, vehicle failure or transport problems including but not limited to car, coach, trains & aircraft.
7, Access
Whilst we respect your privacy, the owner and Solivillas has the right to enter Property at any time during your stay, if for any reason it is felt one or more of the conditions set out in this Contract have been breached. We may occasionally need to enter the Property to carry out repairs or works.
If the owner or Solivillas has reasonable belief that there is imminent danger to any person or property, they may enter the Property without notice.
8, General Rules and Responsibilities
Ignoring these rules gives the right to the owner and Solivillas to terminate the duration of your stay.
If Tenant(s) should fail to comply with the conditions & obligations of this Contract, Tenant(s) shall surrender the Property, remove all Tenant(s) property & belongings and leave the Property in good order & free of damage. No refund of any portion of Total Rental Fee shall be made and if any legal action is necessary, the prevailing party shall be entitled to reimbursement from the other party for all costs incurred.
8.1, Noise Remaining on good terms with the neighbours and restraining from excessive noise will be solely your responsibility. You should expect no co-operation from us if this causes problems with the neighbours and the intervention of the police authorities. No private parties will be held in this property.
Many areas within Spain are being developed. This may mean there will be noise from building work in the area. We cannot predict when building work is likely to happen and cannot be held responsible for building work which is taking place in the area. There is bound to be some traffic noise if your property is located close to a road and the sound of aircraft if your property is in close proximity to an airport.
8.2, Door locks When you leave the property, all provided locks of the entrance door must be locked.
8.3, Locking yourself out, if you lock yourself out of your property then there will be a charge of £20.00 between 9:00am and 9:00pm or £40.00 between 9:01pm and 8:59am, if the locksmith is required because you left the keys on the inside of the door then his fee will be additional to the above charges,
8.4, Prohibited to smoke inside the property It is prohibited to smoke anywhere inside the property because the smell cannot be washed out easily during cleaning time & it can be very disturbing for the next occupants of the property. If damage occurs due to cigarettes to beds or covers, you will be held responsible for damages.
9, Furniture and Valuable Items.
9.1, Furniture& Valuable Items The Tenant(s) are not allowed to move any furniture or decorations or any valuable items from the property. In case of any damage to furniture, items or anything else of value in the property, the estimated replacement cost will be charged to Tenant(s).
Tenant(s) are not allowed to hang photos, posters or any other objects on the walls of the property.
9.2, Toilets and drains
Never flush sanitary pads, tampax, cotton swabs or any other trash down the toilet. Do not throw any food down the drain because there is no waste disposal system. In the event of a blockage, a plumber fee will be added to your rent.
9.3, Damage to Property
If Tenant(s) break or damage anything, they should inform the owner immediately and may be asked to pay for the cost of repair or replacement. The Tenant(s) are liable for all damages and impairments to the rented property or goods, if they exceed typical wear and tear of normal usage. This regulation also applies for all other persons who are staying in the same rental property.
10, Check-out, accommodation assessment
Upon check-out, an assessment for damage and the general outfit of the Property will be made. If damages, undocumented during your entry are discovered, this might result in a deduction of a portion or the whole sum of your security deposit. You are also expected to leave the accommodation in good condition.
10.1, Returning Keys
At check-in, you received the keys of the entrance door. At check-out, you will return the keys. Inability to do so will cause to act as described in procedure "Lost keys".
10.2, Lost keys
It is very important to treat with care the keys given by the owner. In case of loss, you will be expected to pay for the replacement of the lock(s) & key(s). It is very important not to keep the keys & the address of the house together, as it can be an additional security risk..
10.3, Security deposit
If an additional security deposit is required it will be returned within 14 days of departure as long as you email us your bank details and if the property is left in a tidy state and all rubbish has been removed, keys have been returned, wrist bands have been returned, household items and garden items are not damaged, furniture and garden furniture is returned to its original place, linen is not damaged (be careful with henna tattoos, hair dyes etc; if the linen and towels get stained then the owner will need to replace the linen as these substance will not wash out.) and the property has not been damaged by wilful or negligent behaviour. You agree to protect external furniture/equipment against adverse weather conditions. This includes ensuring parasols are closed in windy conditions. The cost of any repairs/replacements to equipment as a result of negligence will be deducted from your security deposit. In the case of properties that have a private pool, you agree to shower before swimming if wearing sun cream.
If rubbish is not removed there will be a standard charge of £40. If keys or garage control or wrist bands are not returned the security will not be refunded, if the BBq is not cleaned there is a standard charge of £40. We will require your bank account number in order to make the refund and this should be emailed to liz@solimarvillas.com. We will not be responsible for any bank charges incurred – you will be responsible for these charges.
11, Tenant(s) Responsibility
The owner agrees to rent the Property to the Tenant(s) on trust. It is the Tenant(s) responsibility to use the Property for the purpose agreed upon under this Contract and to protect the Property at all times from any kind of liability.
11, 1, Tenant(s) Responsibility on arrival
The tenant(s) must check the property on arrival and inform us immediately of any cleaning or maintenance problems so that they can be rectified. We will deal with issues during your stay and will not consider any requests for a refund once you have vacated the property.
12. Breakdown of services
The owner cannot be held responsible for irregularities & failures regarding water & electricity supplies. The same applies to work or different occurrences of private or public matters such as failure of plumbing, mechanical equipment like pumps, boilers, air conditioning, wifi etc. for which we cannot be held responsible. If there is a failure it will be reported immediately and attended to by a qualified technician as soon as possible. The time scale for repairs cannot be guaranteed as this is dependent on the company who is contracted to repair the issue.
13, Legislation
This Contract shall be governed by the provisions of the Urban Tenancy Act and the Civil Code. The parties with renunciation to their own jurisdiction, if any, shall voluntarily submit to the Courts of Denia.

La propiedad se ofrece para alquiler vacacional, sujeto a confirmación de Soli Villas Ltd en nombre del propietario/ representante del propietario. El contrato de alquiler es entre el propietario/representante del propietario y usted; actuamos como agente de reservas para el propietario/representante del propietario y todo el dinero será enviado al propietario. Por tanto, la comisión de Solivillas nunca será objeto de reembolso ya que es un acuerdo entre nosotros (Soli Villas Ltd) y el propietario.
Toda la información es proporcionada de buena fe, basada en la información proporcionada por el propietario, y en ausencia de negligencia, no se da ninguna garantía de la información proporcionada oralmente o por escrito. En ausencia de negligencia por parte de Soli Villas Ltd, Soli Villas Ltd no acepta responsabilidad alguna por pérdida, daño, lesión o accidente en el que usted o cualquiera de los que van con usted puedan incurrir o experimentar.
Para reservar la propiedad usted debe completar y devolver el formulario de reserva a liz@solivillas.com junto con el pago de un depósito inicial no reembolsable. Todos los pagos se harán en libras esterlinas La reserva será confirmada con un recibo del formulario de reserva y el depósito. El resto del pago de la renta se realizará con al menos ocho semanas de antelación respecto al día de inicio del arrendamiento. Las reservas hechas dentro de las ocho semanas previas al inicio del arrendamiento se pagarán de una vez en el momento de la reserve. Si el pago no es recibido en la fecha de vencimiento nos reservamos el derecho a darle aviso vía email o por escrito indicándole que la reserva se ha cancelado. Serán aplicados los siguientes cargos de cancelación. Hasta 8 semanas= pérdida del depósito, 8 semanas o menos= no se hace ningún reembolso.
NOTA ESPECIAL SOBRE EL VIRUS DE LA CORONA (SOLO SE APLICA A LAS RESERVAS HECHAS A PARTIR DEL 1 DE ENERO DE 2021, PARA LAS RESERVAS HECHAS ANTES DE ESTA FECHA, ESTA CLÁUSULA DEL VIRUS DE LA CORONA NO APLICA) - si los viajes están prohibidos porque el gobierno ha puesto el país en un bloqueo, entonces puede tener un reembolso completo sujeto a una tarifa administrativa del 5%. Alternativamente, puede cambiar sus fechas a una fecha futura sujeta a disponibilidad. Esto solo es válido si el saldo se pagó cuando vencía.
Si paga a través de Paypal o tarjeta, estas empresas cobran sus propias tarifas, que son aproximadamente el 3% del dinero pagado. Solivillas no puede reembolsar estas tarifas.
Si abandona la Propiedad antes del periodo de alquiler deberá hacérnoslo saber antes de marcharse. En caso de dejar la Propiedad antes de completar el periodo de alquiler, no proporcionaremos ninguna devolución por el periodo restante de alquilar bajo ninguna circunstancia.
Nos reservamos el derecho de cargar pagos por noches adicionales de alquiler si usted no ha abandonado la propiedad en el tiempo estipulado. No estamos obligados a ofrecer alojamiento antes del tiempo establecido, y usted no debe permanecer en la Propiedad tras el periodo de alquiler.
1.-Número de personas viviendo en la propiedad
No se permite exceder el número de personas acordado sin permiso del propietario. En caso de que el propietario acceda a acomodar a más persona(s), el precio de alquiler cambiará. Por favor no deje pasar a la propiedad a cualquier persona que desconozca. Pídales siempre que contacten con el propietario en primer lugar. No se permiten MASCOTAS en la propiedad de alquiler a menos que el propietario de su consentimiento.

2.-Traspaso o Subarriendo
Los inquilino(s) no deben traspasar o subarrendar la Propiedad o permitir el uso de cualquier parte de la misma a otras personas que no sean familiares o invitados de los inquilino(s), refiérase al número de ocupantes permitidos bajo este Contrato.
3.- Totalmente incluido en el alquiler:
En la mayoría de las propiedades se incluirán en el alquiler los gastos de electricidad y agua habituales con un máximo de aproximadamente £50 por semana. Aun así, si el consumo es superior a esto, al Inquilino(s) se le cargarán los gastos adicionales consumidos. Cuando el consumo de electricidad y agua no está incluido en el alquiler se le informará en el momento de realizar la reserva.
Un conjunto de ropa de cama y una toalla de mano y toalla de ducha se proporcionará para cada persona que se aloje en la propiedad. Limpiadores privados están disponibles para proporcionar un cambio de sábanas y toallas; este servicio no es ofrecido por los propietarios o Solivillas, por lo que deberá pagar el servicio de limpieza directamente.

4.- Servicios:
El propietario no proporciona ningún servicio a los Inquilino(s). Si los Inquilino(s) necesitan algún tipo de servicio, ellos mismos tendrán que ponerse en contacto con proveedores o contratistas bajo su propia responsabilidad.
5. Seguro
Los Inquilino(s) deben probar que cada miembro que se vaya a hospedar en la Propiedad esté cubierto por un seguro de viaje completo (incluyendo cancelación, retraso de vuelos, pérdida o daños de equipaje y otras propiedades) y un seguro sanitario (incluyendo cobertura de evacuación y repatriación).
6. Fuerza mayor
El propietario no se responsabiliza bajo ningún tipo de circunstancia que sea inusual y/o imprevista, o que esté fuera de nuestro control. Las consecuencias que no pueden evitarse a pesar de haberse hecho todo con extrema precaución, incluyendo (pero no limitándose) a guerra o amenaza de guerra, disturbios, conflictos civiles, hostilidades, agitación política, acciones de gobierno, disputa industrial, desastres naturales o de otra índole, incidentes nucleares, actividad terrorista, condiciones climáticas, huracanes, cierre de aeropuertos, fuego, inundaciones o sequías, fallo de vehículos o problemas de transporte incluyendo (pero no limitándose a) coches, autobús, trenes y aeronaves.
7. Acceso
Aunque respetamos su privacidad, el propietario tiene derecho a entrar a la Propiedad en cualquier momento de su estancia si por cualquier motivo se piensa que una o más de las condiciones recogidas en este Contrato han sido violadas. Puede que ocasionalmente necesitemos entrar a la Propiedad para llevar a cabo reparaciones o trabajos de cualquier tipo.
Si el propietario cree que podría darse lugar al peligro inminente de cualquier persona o de la propiedad, puede que entre a la Propiedad sin ningún tipo de aviso.
8. Normas Generales y Responsabilidades
Ignorar estas normas dará derecho al propietario de finalizar la duración de su estancia.
Si los Inquilino(s) no siguen las condiciones y obligaciones de este Contrato, los mismos deberán ceder la Propiedad, llevarse todas las pertenencias de los Inquilino(s) y abandonar la Propiedad de forma pacífica y libre de daños. No se devolverá nada del Pago Total del Alquiler y, si fuera necesaria alguna acción legal, se deberá reembolsar a la parte ganadora todos los costes pertinentes.
8.1. RuidoEs su responsabilidad única respetar a los vecinos y no realizar ruido excesivo. No espera ninguna colaboración de nuestra parte si esto causa cualquier problema a los vecinos y se da una intervención de las autoridades policiales. No se llevarán a cabo fiestas privadas en esta propiedad.
Muchas áreas en España están en construcción. Esto puede conllevar a ruidos de los trabajos de construcción en el área. No podemos predecir cuándo se realizarán este tipo de trabajos y no nos hacemos responsables de los trabajos de
construcción que se lleven a cabo en el área. Es lógico que haya algo de ruido de tráfico si su propiedad está cerca de una carretera o bien de aviones si la misma es cercana a un aeropuerto.
8.2. Cerraduras Cuando deje la propiedad, todas las puertas de entrada han de estar cerradas.
8.3 Si se bloquea a sí mismo fuera de su propiedad, entonces habrá un cargo de £ 20.00 entre 9:00 am y 9:00 pm o £ 40.00 entre las 9:01 pm y 8:59 am, si el cerrajero es necesario porque usted dejó el Llaves en el interior de la puerta entonces su honorario será adicional a los cargos antedichos,
8.4. Prohibido fumar dentro de la propiedadEstá prohibido fumar en cualquier lugar dentro de la propiedad, ya que el olor no se va de forma fácil durante el periodo de limpieza y puede incomodar a los siguientes inquilinos de la propiedad. Si se produce algún daño en camas o sábanas debido a cigarrillos, usted será responsable de dichos daños.
9. Muebles y Objetos de Valor.
9.1. Muebles y Objetos de Valor No se permite a los Inquilino(s) mover cualquier mueble, artículos de decoración o de valor en la propiedad. En caso de daños a muebles y objetos de valor de la propiedad, el coste estimado para reemplazarlos se cargará a los Inquilino(s).
No se permite a los Inquilino(s) colgar fotos, posters o cualquier otro objeto en las paredes de la propiedad.
9.2. Lavabos y Desagües
No tire compresas, tampax, algodones o cualquier otro tipo de basura por el retrete. No tire cualquier tipo de comida por el desagüe puesto que no hay sistema de eliminación de residuos. En caso de atasco, los servicios del fontanero serán añadidos al alquiler.
9.3. Daños a la Propiedad
Si los Inquilino(s) rompen o dañan cualquier cosa, deben informar de inmediato al propietario y puede que se les pida que paguen por el coste de reparación o reemplazo. Los Inquilino(s) serán responsables de todos los daños y deficiencias de la propiedad alquilada si se excede el desgaste del funcionamiento normal. Esto también se aplica a todas las personas que se queden en la misma propiedad en alquiler.
10. Salida, evaluación de la propiedad
Tras la salida de los inquilinos, se evaluará el estado general de la Propiedad y sus daños. De haber daños que no se hayan documentado a su entrada, esto puede dar lugar a una reducción de parte de la suma de su depósito. Se espera que usted abandone la propiedad en buenas condiciones.
10.1. Devolución de Llaves
A la entrada, usted recibió llaves de la puerta de entrada. A la salida usted tendrá que devolver las llaves. Si no hace esto, se tendrá que actuar tal y como se describe en el procedimiento “Llaves perdidas”.
10.2. Llaves perdidas
Es muy importante tratar con cuidad las llaves que le da el propietario. En caso de pérdida, usted tendrá que pagar por la sustitución de las cerradura(s) y llave(s). Es muy importante no tener las llaves y la dirección de la propiedad en el mismo lugar, ya que puede suponer un riesgo de seguridad.
10.3. Depósito de seguridad
En caso de que se necesite un depósito de seguridad adicional, este será devuelto antes de 14 días tras su salida siempre que nos mande un email con sus detalles de cuenta bancaria y si la propiedad se deja en un buen estado de limpieza y sin basura, las llaves han sido devueltas, se han devuelto las pulseras, los electrodomésticos y los elementos del jardín no han sido dañados, el mobiliario tanto interior como exterior está en su lugar original, la ropa del hogar no ha sido dañada (sea cuidadoso con los tatuajes de henna, tintes de pelo, etc.; si la ropa de hogar y toallas se manchan y el propietario necesita reponerlas puesto que no puede quitar las manchas.) y la propiedad no ha sido dañada debido a un comportamiento negligente. Usted se compromete a proteger el mobiliario exterior frente a condiciones climatológicas adversas. Esto incluye asegurarse que las sombrillas estén cerradas cuando haga viento. El coste de cualquier reparación/reemplazo de cualquier equipación debido a alguna negligencia será restado de su depósito de seguridad. En caso de propiedades con piscina privada, usted se compromete a ducharse antes de nadar en la misma si lleva encima protección solar.
Si no se saca la basura, habrá un cargo adicional de £40. Si no se devuelven las llaves del garaje o las pulseras, el depósito de seguridad tampoco se devolverá, si la barbacoa no se limpia habrá un cargo adicional de £40. Le pediremos el número de su cuenta bancaria para realizar la devolución, el mismo deberá enviarse por email a liz@solivillas.com. No nos hacemos responsables de cualquier cargo a su cuenta causado por esto – usted será responsable de estos cargos.
11.-Responsabilidad de los Inquilino(s)
El propietario está de acuerdo en alquilar la Propiedad a los Inquilino(s) en fideicomiso. Es responsabilidad de los Inquilino(s) dar un uso a la Propiedad con los propósitos acordados bajo este Contrato y proteger en todo momento la Propiedad de cualquier tipo de peligro.
11, 1, Inquilino (s) Responsabilidad a la llegada
El inquilino (s) debe verificar la propiedad a su llegada e informarnos de inmediato o dentro de 1 hora de la llegada de cualquier problema de limpieza o mantenimiento para que puedan ser rectificados.Nos ocuparemos de los problemas durante su estadía y no consideraremos ninguna solicitud de reembolso una vez que haya desocupado la propiedad.
12. Desglose de servicios
El propietario no se hace responsable de las irregularidades y fallas relacionadas con el suministro de agua y electricidad. Lo mismo se aplica al trabajo oa las diferentes ocurrencias de asuntos privados o públicos tales como fallas en la fontanería, equipos mecánicos como bombas, calderas, aire acondicionado, wifi, etc. de los cuales no nos hacemos responsables. Si hay una falla, se informará de inmediato y será atendida por un técnico calificado tan pronto como sea posible. La escala de tiempo para las reparaciones no puede garantizarse, ya que depende de la compañía contratada para reparar el problema.
13. Legislación
Este Contrato estará sujeto a lo previsto en el Código Civil. Las partes renunciarán a su propia jurisdicción, si alguna fuera aplicable, y se someterán a los Juzgados y Tribunales de Denia. The property is offered for holiday rental, subject to confirmation from Solivillas Ltd on behalf of the owner to you. The rental agreement is between the owner and you, we act as the booking agent for the owner. All monies are forwarded to the owner. Therefore, Solivillas commission is never refundable as this is an agreement between Solivillas ltd and the owner.
All information is given in good faith, based on information provided by the owner, and in the absence of negligence, no warranties are made regarding information provided either written or oral. In the absence of any negligence on the part of Solivillas Ltd, Solivillas Ltd accepts no liability for any loss, damage, injury or accident which you or any of your party may incur or experience.
To reserve the property you should complete this online booking form, together with payment of the initial non-refundable deposit. All payments are to be made in Sterling . A booking fee will be charged on all reservations. The reservation will be confirmed following receipt of this booking form and deposit. The balance of the rent is payable by you not less than eight weeks prior to the start of the rental period. Reservations made within eight weeks of the start of the rental period require full payment at the time of booking. If payment is not received by the due date we reserve the right to cancel the reservation.The following cancellation charges apply. If you cancel your booking up to 8 weeks before your arrival date you will lose your deposit. If you cancel your booking 8 weeks or less before your arrival date you will lose all monies that have been paid. If Solivillas cancel your booking because of unpaid balances then the same charges will apply.
SPECIAL NOTE REGARDING CORONA VIRUS ( ONLY APPLIES TO BOOKINGS MADE FROM JANUARY 1ST 2021, FOR BOOKINGS MADE PRIOR TO THIS DATE THIS CORONA VIRUS CLAUSE DOES NOT APPLY) - if travel is banned because the government has put the country into a lockdown then you can have a full refund subject to a 5% administration fee. Alternatively you can change your dates to a future date subject to availability. This is only valid if the balance was paid when it was due.

If you vacate the Property before the end of your rental period you must let us know before vacating. In case of vacating the Property before the completion of the rental period, we will not provide any refund for the remaining duration of the rental period for any reason, whatsoever.
We reserve the right to charge an additional nights rental if you have not vacated the property by the agreed time. We shall not be obliged to offer the accommodation before the time stated and you shall not be entitled to remain in occupation after the time stated,
Entry to your property will be 4:00pm on the arival date stated above, and you must vacate your property by 10:00am on the departure date stated above, Depending on the previous and next booking it is sometimes possible to enter a bit earlier or stay a bit later, you can contact us closer to your arrival date to see if this option is available.
1, Number of people staying in the property
It is not allowed to exceed the arranged number of persons without the permission of Solivillas. In cases of agreement with the owner regarding accommodating additional person(s), the rental price shall change. Please do not give access to the property to any other people that are unknown to you. Always ask them to contact the Solivillas team first. PETS are not permitted in the rental property unless Solivillas has given consent.
The owner only accepts bookings from families and couples unless agreed in advance.
2, Assignment or Sublease
Tenant(s) shall not assign or sublease the Property or permit the use of any portion of the Property by other persons who are not family members or guests of the Tenant(s), subject to the number of permitted occupants under this Contract.
3, Fully included in the rent
At most properties electricity & water for normal consumption shall be included in the rent up to a maximum consumption of £50 each week. However, if there is consumption higher than this, the Tenant(s) will be additionally charged as per consumption. When electricity and water consumption is not included in the rent you will be advised at the time of making the booking.
One set of bed linen per bed and one hand towel and shower towel will be supplied for each person staying at the property. Private cleaners are available to provide a change of bed linen and towels – this service is not offered by the owners or Solivillas so you will pay the cleaner directly.
Beach towels can be requested - extra fee applies
4, Services
The owner does not provide any service to the Tenant(s). If Tenant(s) require any service, Tenant(s) will have to opt for the same from other suppliers or contractors at their own risk.
5, Insurance
Tenant(s) are expected to ensure that each member intending to stay at the Property is covered by comprehensive travel insurance (including cancellation, flight delays, loss and damage to baggage and other property) and health insurance (including evacuation and repatriation coverage).
6, Force majeure
The owner will not be liable for any circumstances, which are unusual and/or unforeseeable, or which are beyond our reasonable control. The consequences of which could not have been avoided even if all due care had been exercised, including (but not limited to) war or threat of war, riot, civil strife, hostilities, political unrest, government action, industrial dispute, natural or other disasters, nuclear incidents, terrorist activity, weather conditions, hurricanes, closure of airports, fire, flood, or drought, vehicle failure or transport problems including but not limited to car, coach, trains & aircraft.
7, Access
Whilst we respect your privacy, the owner and Solivillas has the right to enter Property at any time during your stay, if for any reason it is felt one or more of the conditions set out in this Contract have been breached. We may occasionally need to enter the Property to carry out repairs or works.
If the owner or Solivillas has reasonable belief that there is imminent danger to any person or property, they may enter the Property without notice.
8, General Rules and Responsibilities
Ignoring these rules gives the right to the owner and Solivillas to terminate the duration of your stay.
If Tenant(s) should fail to comply with the conditions & obligations of this Contract, Tenant(s) shall surrender the Property, remove all Tenant(s) property & belongings and leave the Property in good order & free of damage. No refund of any portion of Total Rental Fee shall be made and if any legal action is necessary, the prevailing party shall be entitled to reimbursement from the other party for all costs incurred.
8.1, Noise Remaining on good terms with the neighbours and restraining from excessive noise will be solely your responsibility. You should expect no co-operation from us if this causes problems with the neighbours and the intervention of the police authorities. No private parties will be held in this property.
Many areas within Spain are being developed. This may mean there will be noise from building work in the area. We cannot predict when building work is likely to happen and cannot be held responsible for building work which is taking place in the area. There is bound to be some traffic noise if your property is located close to a road and the sound of aircraft if your property is in close proximity to an airport.
8.2, Door locks When you leave the property, all provided locks of the entrance door must be locked.
8.3, Locking yourself out, if you lock yourself out of your property then there will be a charge of £20.00 between 9:00am and 9:00pm or £40.00 between 9:01pm and 8:59am, if the locksmith is required because you left the keys on the inside of the door then his fee will be additional to the above charges,
8.4, Prohibited to smoke inside the property It is prohibited to smoke anywhere inside the property because the smell cannot be washed out easily during cleaning time & it can be very disturbing for the next occupants of the property. If damage occurs due to cigarettes to beds or covers, you will be held responsible for damages.
9, Furniture and Valuable Items.
9.1, Furniture& Valuable Items The Tenant(s) are not allowed to move any furniture or decorations or any valuable items from the property. In case of any damage to furniture, items or anything else of value in the property, the estimated replacement cost will be charged to Tenant(s).
Tenant(s) are not allowed to hang photos, posters or any other objects on the walls of the property.
9.2, Toilets and drains
Never flush sanitary pads, tampax, cotton swabs or any other trash down the toilet. Do not throw any food down the drain because there is no waste disposal system. In the event of a blockage, a plumber fee will be added to your rent.
9.3, Damage to Property
If Tenant(s) break or damage anything, they should inform the owner immediately and may be asked to pay for the cost of repair or replacement. The Tenant(s) are liable for all damages and impairments to the rented property or goods, if they exceed typical wear and tear of normal usage. This regulation also applies for all other persons who are staying in the same rental property.
10, Check-out, accommodation assessment
Upon check-out, an assessment for damage and the general outfit of the Property will be made. If damages, undocumented during your entry are discovered, this might result in a deduction of a portion or the whole sum of your security deposit. You are also expected to leave the accommodation in good condition.
10.1, Returning Keys
At check-in, you received the keys of the entrance door. At check-out, you will return the keys. Inability to do so will cause to act as described in procedure "Lost keys".
10.2, Lost keys
It is very important to treat with care the keys given by the owner. In case of loss, you will be expected to pay for the replacement of the lock(s) & key(s). It is very important not to keep the keys & the address of the house together, as it can be an additional security risk..
10.3, Security deposit
If an additional security deposit is required it will be returned within 14 days of departure as long as you email us your bank details and if the property is left in a tidy state and all rubbish has been removed, keys have been returned, wrist bands have been returned, household items and garden items are not damaged, furniture and garden furniture is returned to its original place, linen is not damaged (be careful with henna tattoos, hair dyes etc; if the linen and towels get stained then the owner will need to replace the linen as these substance will not wash out.) and the property has not been damaged by wilful or negligent behaviour. You agree to protect external furniture/equipment against adverse weather conditions. This includes ensuring parasols are closed in windy conditions. The cost of any repairs/replacements to equipment as a result of negligence will be deducted from your security deposit. In the case of properties that have a private pool, you agree to shower before swimming if wearing sun cream.
If rubbish is not removed there will be a standard charge of £40. If keys or garage control or wrist bands are not returned the security will not be refunded, if the BBq is not cleaned there is a standard charge of £40. We will require your bank account number in order to make the refund and this should be emailed to liz@solimarvillas.com. We will not be responsible for any bank charges incurred – you will be responsible for these charges.
11, Tenant(s) Responsibility
The owner agrees to rent the Property to the Tenant(s) on trust. It is the Tenant(s) responsibility to use the Property for the purpose agreed upon under this Contract and to protect the Property at all times from any kind of liability.
11, 1, Tenant(s) Responsibility on arrival
The tenant(s) must check the property on arrival and inform us immediately of any cleaning or maintenance problems so that they can be rectified. We will deal with issues during your stay and will not consider any requests for a refund once you have vacated the property.
12. Breakdown of services
The owner cannot be held responsible for irregularities & failures regarding water & electricity supplies. The same applies to work or different occurrences of private or public matters such as failure of plumbing, mechanical equipment like pumps, boilers, air conditioning, wifi etc. for which we cannot be held responsible. If there is a failure it will be reported immediately and attended to by a qualified technician as soon as possible. The time scale for repairs cannot be guaranteed as this is dependent on the company who is contracted to repair the issue.
13, Legislation
This Contract shall be governed by the provisions of the Urban Tenancy Act and the Civil Code. The parties with renunciation to their own jurisdiction, if any, shall voluntarily submit to the Courts of Denia.

La propiedad se ofrece para alquiler vacacional, sujeto a confirmación de Soli Villas Ltd en nombre del propietario/ representante del propietario. El contrato de alquiler es entre el propietario/representante del propietario y usted; actuamos como agente de reservas para el propietario/representante del propietario y todo el dinero será enviado al propietario. Por tanto, la comisión de Solivillas nunca será objeto de reembolso ya que es un acuerdo entre nosotros (Soli Villas Ltd) y el propietario.
Toda la información es proporcionada de buena fe, basada en la información proporcionada por el propietario, y en ausencia de negligencia, no se da ninguna garantía de la información proporcionada oralmente o por escrito. En ausencia de negligencia por parte de Soli Villas Ltd, Soli Villas Ltd no acepta responsabilidad alguna por pérdida, daño, lesión o accidente en el que usted o cualquiera de los que van con usted puedan incurrir o experimentar.
Para reservar la propiedad usted debe completar y devolver el formulario de reserva a liz@solivillas.com junto con el pago de un depósito inicial no reembolsable. Todos los pagos se harán en libras esterlinas La reserva será confirmada con un recibo del formulario de reserva y el depósito. El resto del pago de la renta se realizará con al menos ocho semanas de antelación respecto al día de inicio del arrendamiento. Las reservas hechas dentro de las ocho semanas previas al inicio del arrendamiento se pagarán de una vez en el momento de la reserve. Si el pago no es recibido en la fecha de vencimiento nos reservamos el derecho a darle aviso vía email o por escrito indicándole que la reserva se ha cancelado. Serán aplicados los siguientes cargos de cancelación. Hasta 8 semanas= pérdida del depósito, 8 semanas o menos= no se hace ningún reembolso.
NOTA ESPECIAL SOBRE EL VIRUS DE LA CORONA (SOLO SE APLICA A LAS RESERVAS HECHAS A PARTIR DEL 1 DE ENERO DE 2021, PARA LAS RESERVAS HECHAS ANTES DE ESTA FECHA, ESTA CLÁUSULA DEL VIRUS DE LA CORONA NO APLICA) - si los viajes están prohibidos porque el gobierno ha puesto el país en un bloqueo, entonces puede tener un reembolso completo sujeto a una tarifa administrativa del 5%. Alternativamente, puede cambiar sus fechas a una fecha futura sujeta a disponibilidad. Esto solo es válido si el saldo se pagó cuando vencía.
Si paga a través de Paypal o tarjeta, estas empresas cobran sus propias tarifas, que son aproximadamente el 3% del dinero pagado. Solivillas no puede reembolsar estas tarifas.
Si abandona la Propiedad antes del periodo de alquiler deberá hacérnoslo saber antes de marcharse. En caso de dejar la Propiedad antes de completar el periodo de alquiler, no proporcionaremos ninguna devolución por el periodo restante de alquilar bajo ninguna circunstancia.
Nos reservamos el derecho de cargar pagos por noches adicionales de alquiler si usted no ha abandonado la propiedad en el tiempo estipulado. No estamos obligados a ofrecer alojamiento antes del tiempo establecido, y usted no debe permanecer en la Propiedad tras el periodo de alquiler.
1.-Número de personas viviendo en la propiedad
No se permite exceder el número de personas acordado sin permiso del propietario. En caso de que el propietario acceda a acomodar a más persona(s), el precio de alquiler cambiará. Por favor no deje pasar a la propiedad a cualquier persona que desconozca. Pídales siempre que contacten con el propietario en primer lugar. No se permiten MASCOTAS en la propiedad de alquiler a menos que el propietario de su consentimiento.

2.-Traspaso o Subarriendo
Los inquilino(s) no deben traspasar o subarrendar la Propiedad o permitir el uso de cualquier parte de la misma a otras personas que no sean familiares o invitados de los inquilino(s), refiérase al número de ocupantes permitidos bajo este Contrato.
3.- Totalmente incluido en el alquiler:
En la mayoría de las propiedades se incluirán en el alquiler los gastos de electricidad y agua habituales con un máximo de aproximadamente £50 por semana. Aun así, si el consumo es superior a esto, al Inquilino(s) se le cargarán los gastos adicionales consumidos. Cuando el consumo de electricidad y agua no está incluido en el alquiler se le informará en el momento de realizar la reserva.
Un conjunto de ropa de cama y una toalla de mano y toalla de ducha se proporcionará para cada persona que se aloje en la propiedad. Limpiadores privados están disponibles para proporcionar un cambio de sábanas y toallas; este servicio no es ofrecido por los propietarios o Solivillas, por lo que deberá pagar el servicio de limpieza directamente.
Se pueden solicitar toallas de playa (se aplica un cargo adicional)
4.- Servicios:
El propietario no proporciona ningún servicio a los Inquilino(s). Si los Inquilino(s) necesitan algún tipo de servicio, ellos mismos tendrán que ponerse en contacto con proveedores o contratistas bajo su propia responsabilidad.
5. Seguro
Los Inquilino(s) deben probar que cada miembro que se vaya a hospedar en la Propiedad esté cubierto por un seguro de viaje completo (incluyendo cancelación, retraso de vuelos, pérdida o daños de equipaje y otras propiedades) y un seguro sanitario (incluyendo cobertura de evacuación y repatriación).
6. Fuerza mayor
El propietario no se responsabiliza bajo ningún tipo de circunstancia que sea inusual y/o imprevista, o que esté fuera de nuestro control. Las consecuencias que no pueden evitarse a pesar de haberse hecho todo con extrema precaución, incluyendo (pero no limitándose) a guerra o amenaza de guerra, disturbios, conflictos civiles, hostilidades, agitación política, acciones de gobierno, disputa industrial, desastres naturales o de otra índole, incidentes nucleares, actividad terrorista, condiciones climáticas, huracanes, cierre de aeropuertos, fuego, inundaciones o sequías, fallo de vehículos o problemas de transporte incluyendo (pero no limitándose a) coches, autobús, trenes y aeronaves.
7. Acceso
Aunque respetamos su privacidad, el propietario tiene derecho a entrar a la Propiedad en cualquier momento de su estancia si por cualquier motivo se piensa que una o más de las condiciones recogidas en este Contrato han sido violadas. Puede que ocasionalmente necesitemos entrar a la Propiedad para llevar a cabo reparaciones o trabajos de cualquier tipo.
Si el propietario cree que podría darse lugar al peligro inminente de cualquier persona o de la propiedad, puede que entre a la Propiedad sin ningún tipo de aviso.
8. Normas Generales y Responsabilidades
Ignorar estas normas dará derecho al propietario de finalizar la duración de su estancia.
Si los Inquilino(s) no siguen las condiciones y obligaciones de este Contrato, los mismos deberán ceder la Propiedad, llevarse todas las pertenencias de los Inquilino(s) y abandonar la Propiedad de forma pacífica y libre de daños. No se devolverá nada del Pago Total del Alquiler y, si fuera necesaria alguna acción legal, se deberá reembolsar a la parte ganadora todos los costes pertinentes.
8.1. RuidoEs su responsabilidad única respetar a los vecinos y no realizar ruido excesivo. No espera ninguna colaboración de nuestra parte si esto causa cualquier problema a los vecinos y se da una intervención de las autoridades policiales. No se llevarán a cabo fiestas privadas en esta propiedad.
Muchas áreas en España están en construcción. Esto puede conllevar a ruidos de los trabajos de construcción en el área. No podemos predecir cuándo se realizarán este tipo de trabajos y no nos hacemos responsables de los trabajos de
construcción que se lleven a cabo en el área. Es lógico que haya algo de ruido de tráfico si su propiedad está cerca de una carretera o bien de aviones si la misma es cercana a un aeropuerto.
8.2. Cerraduras Cuando deje la propiedad, todas las puertas de entrada han de estar cerradas.
8.3 Si se bloquea a sí mismo fuera de su propiedad, entonces habrá un cargo de £ 20.00 entre 9:00 am y 9:00 pm o £ 40.00 entre las 9:01 pm y 8:59 am, si el cerrajero es necesario porque usted dejó el Llaves en el interior de la puerta entonces su honorario será adicional a los cargos antedichos,
8.4. Prohibido fumar dentro de la propiedadEstá prohibido fumar en cualquier lugar dentro de la propiedad, ya que el olor no se va de forma fácil durante el periodo de limpieza y puede incomodar a los siguientes inquilinos de la propiedad. Si se produce algún daño en camas o sábanas debido a cigarrillos, usted será responsable de dichos daños.
9. Muebles y Objetos de Valor.
9.1. Muebles y Objetos de Valor No se permite a los Inquilino(s) mover cualquier mueble, artículos de decoración o de valor en la propiedad. En caso de daños a muebles y objetos de valor de la propiedad, el coste estimado para reemplazarlos se cargará a los Inquilino(s).
No se permite a los Inquilino(s) colgar fotos, posters o cualquier otro objeto en las paredes de la propiedad.
9.2. Lavabos y Desagües
No tire compresas, tampax, algodones o cualquier otro tipo de basura por el retrete. No tire cualquier tipo de comida por el desagüe puesto que no hay sistema de eliminación de residuos. En caso de atasco, los servicios del fontanero serán añadidos al alquiler.
9.3. Daños a la Propiedad
Si los Inquilino(s) rompen o dañan cualquier cosa, deben informar de inmediato al propietario y puede que se les pida que paguen por el coste de reparación o reemplazo. Los Inquilino(s) serán responsables de todos los daños y deficiencias de la propiedad alquilada si se excede el desgaste del funcionamiento normal. Esto también se aplica a todas las personas que se queden en la misma propiedad en alquiler.
10. Salida, evaluación de la propiedad
Tras la salida de los inquilinos, se evaluará el estado general de la Propiedad y sus daños. De haber daños que no se hayan documentado a su entrada, esto puede dar lugar a una reducción de parte de la suma de su depósito. Se espera que usted abandone la propiedad en buenas condiciones.
10.1. Devolución de Llaves
A la entrada, usted recibió llaves de la puerta de entrada. A la salida usted tendrá que devolver las llaves. Si no hace esto, se tendrá que actuar tal y como se describe en el procedimiento “Llaves perdidas”.
10.2. Llaves perdidas
Es muy importante tratar con cuidad las llaves que le da el propietario. En caso de pérdida, usted tendrá que pagar por la sustitución de las cerradura(s) y llave(s). Es muy importante no tener las llaves y la dirección de la propiedad en el mismo lugar, ya que puede suponer un riesgo de seguridad.
10.3. Depósito de seguridad
En caso de que se necesite un depósito de seguridad adicional, este será devuelto antes de 14 días tras su salida siempre que nos mande un email con sus detalles de cuenta bancaria y si la propiedad se deja en un buen estado de limpieza y sin basura, las llaves han sido devueltas, se han devuelto las pulseras, los electrodomésticos y los elementos del jardín no han sido dañados, el mobiliario tanto interior como exterior está en su lugar original, la ropa del hogar no ha sido dañada (sea cuidadoso con los tatuajes de henna, tintes de pelo, etc.; si la ropa de hogar y toallas se manchan y el propietario necesita reponerlas puesto que no puede quitar las manchas.) y la propiedad no ha sido dañada debido a un comportamiento negligente. Usted se compromete a proteger el mobiliario exterior frente a condiciones climatológicas adversas. Esto incluye asegurarse que las sombrillas estén cerradas cuando haga viento. El coste de cualquier reparación/reemplazo de cualquier equipación debido a alguna negligencia será restado de su depósito de seguridad. En caso de propiedades con piscina privada, usted se compromete a ducharse antes de nadar en la misma si lleva encima protección solar.
Si no se saca la basura, habrá un cargo adicional de £40. Si no se devuelven las llaves del garaje o las pulseras, el depósito de seguridad tampoco se devolverá, si la barbacoa no se limpia habrá un cargo adicional de £40. Le pediremos el número de su cuenta bancaria para realizar la devolución, el mismo deberá enviarse por email a liz@solivillas.com. No nos hacemos responsables de cualquier cargo a su cuenta causado por esto – usted será responsable de estos cargos.
11.-Responsabilidad de los Inquilino(s)
El propietario está de acuerdo en alquilar la Propiedad a los Inquilino(s) en fideicomiso. Es responsabilidad de los Inquilino(s) dar un uso a la Propiedad con los propósitos acordados bajo este Contrato y proteger en todo momento la Propiedad de cualquier tipo de peligro.
11, 1, Inquilino (s) Responsabilidad a la llegada
El inquilino (s) debe verificar la propiedad a su llegada e informarnos de inmediato o dentro de 1 hora de la llegada de cualquier problema de limpieza o mantenimiento para que puedan ser rectificados.Nos ocuparemos de los problemas durante su estadía y no consideraremos ninguna solicitud de reembolso una vez que haya desocupado la propiedad.
12. Desglose de servicios
El propietario no se hace responsable de las irregularidades y fallas relacionadas con el suministro de agua y electricidad. Lo mismo se aplica al trabajo oa las diferentes ocurrencias de asuntos privados o públicos tales como fallas en la fontanería, equipos mecánicos como bombas, calderas, aire acondicionado, wifi, etc. de los cuales no nos hacemos responsables. Si hay una falla, se informará de inmediato y será atendida por un técnico calificado tan pronto como sea posible. La escala de tiempo para las reparaciones no puede garantizarse, ya que depende de la compañía contratada para reparar el problema.
13. Legislación
Este Contrato estará sujeto a lo previsto en el Código Civil. Las partes renunciarán a su propia jurisdicción, si alguna fuera aplicable, y se someterán a los Juzgados y Tribunales de Denia. Por favor lea y reconozca estar de acuerdo con todos los términos de arriba , volver la informacian y pagar el deposito.
